BEST TENANT GUARANTEE

“If a tenant we approved fails to pay rent at any time during the lease, we will pay for the eviction, replace the tenant, and even pay you up to 4 weeks of lost rent”

  • Eviction costs include attorney fees and court costs.

  • Avenue will waive leasing fee to replace tenant.

  • Up to 4 weeks of rent will be deposited into Owner escrow account at completion of move in.

  • Hardships effecting the region are excluded from guarantee. Examples of excluded situations: Natural disasters, tornados, earthquakes, acts of terrorism, epidemics / pandemics.

  • Tenant must be screened and approved by Manager and notice of guarantee delivered to owner prior to tenant move in.

  • Tenants approved solely by Owner or preexisting tenants may not be guaranteed by Manager.

  • At time of eviction Owner must have active management agreement with Manager at current rate card rate, with all fees or monies due from Owner to Manger paid in full.

30 DAY LEASING GUARANTEE

“We will find a quality tenant within 30 days or we will waive the first months management fee”

  • Time period starts once property is ready for showing and listed on MLS for lease and ends when lease is signed by all parties.

    Owner must have active management agreement with Manager at current rate card rate, with all fees or monies due from Owner to Manger paid in full.

GOOD PET GUARANTEE

“If you allow a pet, we guarantee your home will not be damaged by a pet we approve. We will pay for any pet damage that exceeds the security deposit, up to $2,000.”

  • Costs of damages to be determined by completion and payment of any needed repairs.

  • Damage to any replaceable items will be prorated based on expected replacement schedule (carpeting, flooring, paint etc)

  • Cost of all damages will be deposited into Owner escrow account at completion of move out and needed repairs.

  • Tenant and pet must be screened and approved by Manager and notice of guarantee delivered to owner prior to tenant move in.

  • Pets approved solely by Owner or pre-existing pets may not be guaranteed by Manager.

  • Owner must have active management agreement with Manager at current rate card rate, with all fees or monies due from Owner to Manger paid in full.

5 STAR SERVICE GUARANTEE

If you're not 100% satisfied, let us know and we'll make it right. If we can't, we will credit you that month's management fee and cancel our agreement at anytime without penalty”

  • Owner must notify Manager of any issue.

  • If Manager cannot satisfy owner, Manager will refund previous month’s management fee and will cancel any active management agreement with Owner.

  • Owner must have active management agreement with Manager at current rate card rate, with all fees or monies due from Owner to Manger paid in full.

HIGH SERVICE / LOW FEE GUARANTEE

Fee for fee, service for service we will never be beat on fees.”

  • Owner must submit copy of management agreement to Manager for review and approval.

  • Manager will review and propose matching fees and services to Owner

  • Owner may cancel any agreements at any time if comparison of services cannot be determined and agreement on fees cannot be determined.

  • Owner must have active management agreement with Manager at current rate card rate, with all fees or monies due from Owner to Manger paid in full.
